Welcome to
"Foreclosures and short sales can offer opportunities for home buyers and benefit the larger community, as well, but it's extremely important to have the help of a real estate professional like a REALTOR® who has earned the SFR certification for these kinds of purchases" said NAR president Charles McMillan, a broker in Dallas-Fort Worth.

NAR's certification program includes training on how to qualify sellers for short sales, negotiate with lenders, protect buyers, and limit risk, and provides resources to help REALTORS® stay current on national and state-specific information as the market for these distressed properties evolves.

I have earned the SFR certification early on in my real estate career, and over the years I have added to my skill and ability to safely and successfully navigate the short sale process for my clients. If you feel that a short sale may be right for you, don't hesitate to give me a call.

Below, are some properties that are available, that were actually foreclosed upon. These properties are great for first time homeowners and investors.

HUD homes can be a very good deal. When someone with a HUD insured mortgage can't meet the payments, the lender forecloses on the home. HUD then pays the lender what is owed. HUD takes ownership of the home, then sells it at market value as quickly as possible. You can read all about buying a HUD home on the HUD Website. If you would like to see all of the available HUD listings in an area you're interested in, contact me.

Some buyers think they may not have a good chance at qualifying for a loan. In fact, you may be a good candidate for one of the federal mortgage programs. Start by contacting one of the HUD-funded housing counseling agencies that can help you sort through your options. Also, contact your local government to see if there are any local homebuying programs that might work for you. If you would like to speak to a knowledgable lender, contact me.
